# Simulated Double Hung Windows: The Classic Sash Look

A simulated double hung window copies the look of two vertically sliding sashes, but its sashes do not slide. Bertrand says one sash, typically the lower, can open as a tilt-turn or side-hung window while the other stays fixed. You get the traditional look with modern seals and hardware.

## What is a simulated double hung window?

A simulated double hung window looks like a classic sash window but is built as a tilt-turn or fixed unit. Bertrand, one of the makers Honey Rock works with, describes it as offering “the traditional look of classic double-hung sash windows” while using the performance of modern tilt-turn or fixed window systems.

The sashes do not slide. Behind the classic look is modern hardware and sealing.

## How does a simulated double hung window open?

One sash can open, and the other stays fixed. Bertrand says one sash, typically the lower, can be operable as a tilt-turn or side-hung window, while the other remains fixed “preserving visual balance.” You can also order the window fully fixed.

A tilt-turn sash tips in from the top for fresh air, or swings in from the side. See our page on [tilt-and-turn windows](https://honeyrock.multisites.ai/windows/tilt-and-turn-windows) and the glossary entries for [tilt-and-turn window](https://honeyrock.multisites.ai/glossary/tilt-and-turn-window) and [sash](https://honeyrock.multisites.ai/glossary/sash).

This is a real trade-off. A true double hung opens from the top or the bottom by sliding. A simulated one swings or tips. If you want vertical sliding, see our page on [double hung windows](https://honeyrock.multisites.ai/windows/double-hung-windows) and ask what lines it covers.

## What does Bertrand publish about this window?

Bertrand publishes features, materials and finishes, but no performance numbers for this line on the page we read. Here is the summary.

Item

What Bertrand says

Look

Mimics vertically sliding sashes using carefully designed sash divisions and muntins

Operation

One sash, typically the lower, operable as tilt-turn or side-hung; the other fixed

Materials

PVC, aluminium or wood, depending on the system; a wood-aluminum variant with aluminum cladding outside

Finishes

Powder-coated RAL colors, anodized aluminium, woodgrain foils

Muntins

Surface-applied, internal, or true divided lite

Glazing

Double or triple glazing with warm-edge spacers

Hardware

Hidden hinges and minimalistic handles; reinforced anti-burglary fittings

Bertrand calls it a solution for renovation projects, heritage buildings and designs that need historical looks. It also lists benefits such as improved weather tightness through modern gaskets and multi-chamber frames. We do not quote a U-factor for this window because the page gives none. Ask Bertrand for the NFRC data on your exact configuration, and read our [guide to NFRC labels](https://honeyrock.multisites.ai/guides/how-to-read-an-nfrc-label).

## Why would a historic home want this look?

It keeps the street view while improving tightness. Many older Dallas homes have narrow, tall windows with a visible meeting rail. A flat modern window changes how the front reads from the sidewalk. The simulated double hung look aims to keep that rhythm.

The look is only half the issue. Local rules decide what you may install. In Dallas, the M Streets Conservation District ordinance says front-facade and wrap-around windows must be taller than wide. It also says muntins and mullions must be expressed by a minimum of one-fourth inch. Our post on the [M Streets window rules](https://honeyrock.multisites.ai/blog/m-streets-window-rules-dallas) covers the full list, and the guide on [windows in Dallas historic districts](https://honeyrock.multisites.ai/guides/windows-in-dallas-historic-districts) explains the landmark process.

We cannot promise that any product passes review. Show the drawing and the muntin detail to city staff first.

## What are muntins, and why do they matter here?

[Muntins](https://honeyrock.multisites.ai/glossary/muntin) are the bars that divide a window into panes. They create the sash look. Bertrand lists three types: surface-applied, internal, or true divided lite. A true divided lite is made of separate panes. The other two imitate it.

Depth changes how the window looks in raking light. If your district sets a muntin depth, as the M Streets does, pick the type with staff in the room. A drawing with the profile shown to scale saves time. See also the entry on [mullion](https://honeyrock.multisites.ai/glossary/mullion).

## What should you ask before you order?

Ask how it opens, what it is made of and what the review needs. Our list:

1. Which sash opens, and in which direction does it swing?
2. Can I have a fixed sash on both halves?
3. What muntin type is shown on the drawing, and how deep is it?
4. What is the frame depth and sightline? Ask for the drawing, because the page gives none.
5. Which material suits the exposure: PVC, aluminum, wood or wood-aluminum?
6. What NFRC data do you have for this configuration?
7. Can you supply a sample corner for the reviewer?

Bertrand’s own FAQ states that its offer includes window profiles with nailing fins, which allows installing European windows according to American standards. Ask how the window will attach to your wall and read our post on [rough opening vs frame size](https://honeyrock.multisites.ai/blog/rough-opening-vs-frame-size).

For comparison with slim metal frames, see our guide on [slim-profile windows](https://honeyrock.multisites.ai/guides/slim-profile-windows). For the maker, see [Bertrand](https://honeyrock.multisites.ai/our-partners/bertrand).

## Simulated or true double hung: how do you choose?

Choose by how the window must open and how it must look from the street. A true double hung slides the sashes. A simulated one gives the same view from outside, but a sash tips or swings in.

- Pick simulated if you want the sash look with tilt-turn hardware and modern seals.
- Pick true double hung if you need sliding sashes, or a district reviewer wants them.
- Ask the reviewer early. Their view on muntins and operation outranks our opinion.
- Ask for both options on a drawing so you can compare the street view.

Bertrand’s page calls the simulated window a fit for heritage buildings. It does not say any review board has approved it.

## Questions people ask

### Is a simulated double hung window a real double hung?

No. Bertrand says it mimics the appearance of vertically sliding sashes. One sash, typically the lower, can open as a tilt-turn or side-hung window while the other stays fixed. The sashes do not slide up and down.

### What materials does the Bertrand Simulated Double Hung come in?

Bertrand says it is available in PVC, aluminium or wood, depending on the system, and also as a wood-aluminum variant with aluminum cladding outside. Finishes include powder-coated RAL colors, anodized aluminium and woodgrain foils.

### Can simulated double hung windows have real muntins?

Bertrand lists decorative muntins as surface-applied, internal, or true divided lite. Ask which type fits your project, since some historic and conservation rules set muntin depth. Check your local rules before ordering.

### Will a historic district accept a simulated double hung window?

That depends on the district and its reviewers, and we cannot promise approval. Dallas landmark and conservation districts have their own processes. Read the ordinance for your street and show staff the drawing before you order.
